Effective date
These terms took effect September 2, 2026 and apply to every quote, booking and job with Iron Elk Site and Property Services, whether arranged through the website, by phone or by text.
Quotes
A quote is based on what you describe and show us: the scope, the material, the access, and the site conditions. Quotes given from photos, video or a phone description are confirmed on arrival. If the job on site differs from what was described, we tell you what changed and what it means for the price before we start. Most quotes are good for thirty days.
Dumpster rentals
The rental price covers delivery, pickup and the rental period stated in your quote. Disposal is billed by weight at the county scale and appears on your invoice with the weight ticket. You agree to load only accepted material, to keep the load level with the top of the trailer, and to keep the trailer accessible for pickup. Overloaded trailers may need to be partly unloaded before they can be moved, at your cost.
Prohibited materials
Hazardous waste, paint, chemicals, tires, batteries, propane tanks, asbestos, medical waste and liquids may not go in a dumpster or a junk load. If prohibited material is found, we will set it aside and charge the actual cost of proper disposal plus a handling fee.
Placement and property
You choose where the trailer or equipment is placed and confirm you have the right to place it there. We take reasonable care, and trailers sit on boards, but you accept the ordinary risk of marks on driveways, lawns and soft ground. If placement on a public street needs a permit, obtaining it is your responsibility unless your quote says otherwise.
Scheduling
We give delivery and arrival windows, not exact times. Weather, landfill hours and road conditions can move a window, and we will tell you as soon as we know. Cancel or reschedule at least one business day ahead at no charge. Same-day cancellations and trips where we cannot reach the site or the work may carry a trip charge.
Payment
Dumpster rentals are paid at delivery. Junk removal, demolition and hauling are paid when the work is done unless your quote states otherwise. Larger projects may require a deposit. We accept cards, checks and electronic payment. Balances unpaid after thirty days accrue one and a half percent per month and any collection costs.
Licensing and warranties
Where a trade license is required, that work is performed by a properly licensed professional whose credentials are confirmed before scheduling. The written quote identifies the scope and responsible party for each licensed portion. Any warranty on installed or built work is stated in the quote.
Permits and utilities
Unless your quote says otherwise, you are responsible for any permit the work requires and for marking private utilities. We call for public utility locates before excavation. We are not responsible for damage to unmarked private lines.
Liability
We carry general liability and auto insurance and will repair damage we cause through negligence. We are not liable for indirect or consequential losses, for delays outside our control, or for conditions we could not have seen before starting. Our total liability for any job is limited to the amount you paid for it.
Photos of the work
Iron Elk may photograph work for job records. Public marketing or project-gallery use requires permission. We avoid identifying details and honor requests to stop future use.
Disputes
If something goes wrong, call us first and we will make it right where we can. These terms are governed by Maryland law, and any dispute will be heard in the courts of Cecil County, Maryland.
Changes
We may update these terms and will post the current version here with its effective date. The terms in force when you booked apply to that job.
