How to Prepare for an Estate Cleanout

Choose who can authorize the work, protect documents and family selections, then agree what stays, what leaves and the finished condition.

Photograph rooms and valuables before removal, identify restricted material and decide who can approve changes.

Protect documents and personal items

Before removal, set aside legal and financial papers, photographs, keys, devices and valuables. Identify rooms or containers that are off limits. Agree how newly found personal items should be handled during the cleanout.

Make the keep and removal decisions

Mark retained items clearly or place them in a designated room. Identify one authorized contact for questions and changes. Family selections should be resolved before a room is cleared; the schedule can be planned around that decision-making.

Sort by destination

Identify items for family, sale, possible donation and disposal. Donation depends on receiving-organization acceptance; any available receipt is passed on. Chemicals, electronics and other restricted items need a separate approved plan. See materials to flag.

Agree on records and finish

Ask for the photos, invoices and available disposal documentation needed for your records, and include them in the written scope. Specify whether broom cleaning, appliance removal, detached buildings or storage units are included. Standard removal does not establish authority to sell or transfer estate assets.

Plan access and timing

Share photos or a walkthrough, keys or access arrangements, parking restrictions and the desired timing window. The amount of material, carry distance and sorting determine the schedule. Estate cleanout requests can include several areas in one quote.

Focus on keeping personal items and marking what stays. Any cleaning after removal should be identified in the scope.

Can an out-of-state family coordinate the work?

Yes. Identify an authorized decision maker, arrange access and agree how questions and completion photos will be handled.

Can a shed or storage unit be included?

Request those areas in the same quote. Access, permissions, contents and any demolition are reviewed separately.
